Requisition Job Description:

Primary Responsibility:

Responsible for site management of an individual new build (Type 1 & 2) project along with emphasizing on managing all retrofit projects (Type -3), primarily associated with the company’s existing business. Implements tracking processes in conjunction with the PMO processes for the successful completion according to scheduled deadlines and within budget while meeting or exceeding projected business benefits. Responsible for co-managing project teams with the PMO organization to provide support to ensure quality construction, refrigeration, racking or other physical work required throughout the project(s). Partners with various suppliers and construction contractors to define the project’s scope/objectives and oversee quality control throughout the project life cycle and adherence to the scope/objectives of each construction project.

What You’ll Do :

• Direct responsibility for  managing construction project managers working on multiple engagements domestically.
• Manages the facility pre-construction readiness workstream of an overall program to launch new business.
• Provides leadership and expertise in construction, refrigeration, racking and automation. General knowledge base of all aspects of new facilities including freezer doors, dock equipment, fire protection, office construction and exterior site work.
• Develops and executes project schedules incorporating project work plans, transition plans and construction sequencing; revises as appropriate to meet changing needs and requirements.
• Manages the capital budget in conjunction with the PMO to effectively and efficiently, ranging from $5M - $50M annually.

 

 

What You’ll Do: Cont.

• Co-manages the supplier selection phase supporting the preconstruction manager in developing detailed RFPs for obtaining competitive bids; analyze bids to determine successful providers.
• Manages vendor relationships and scope, schedule and budget; supports score carding and selection of suppliers     for retrofit, conventional and ASRS construction projects and including refrigeration projects
• Oversees general contractor work in new build / greenfield construction and/or existing sites within the Americold domestic network of cold storage facilities
• Manages onsite installer installation and sub-contractor quality; ensures no suppliers interfere with facility operations or customer service levels
• In conjunction with the PMO, prepares for monthly project status updates, executive overviews, bank/loan updates, and punch list walk-throughs.
• Manages vendor payment process including pay applications and construction retainage
• Supports the PMO in managing the     budget tracker spreadsheets, purchase order process and reconciliation to oracle financial system
• Minimizes exposure and risk on projects while assisting in maintaining the projects risk registers. Provides contingency planning to the PMO as needed.
• Assigns project tasks and reviews the quality of support provided by the project team members and direct reports.
• Co-manages project review meetings with team members to ensure work progresses as planned and as issues are identified, action plans are put in place to address in an appropriate time frame and escalate as appropriate.
• Works with project team members, facility service managers (FSM’s), regional VP’s/Directors, site representatives and suppliers to ensure project documents are complete, current, and stored appropriately. Ensure handoff of operations manuals and proper training to local maintenance teams for completed projects.
• Communicate progress and project status against the plan to team members, operational leadership, stakeholders and executives.
• Partner with operations and business development to fully understand impact of customer requirements or requests and the effect they would have on overall project timeline, scope and budget
• Co-manages with the PMO change control so that as potential scope changes arise, they are each carefully analyzed, reviewed, and appropriately approved; develop solution options as needed to drive decisions
• Visit prospective facilities and assess purchase or decommission costs; put together facility assessment list of items to be repaired/replaced and estimated costs. Advises real estate department on condition and quality of existing and new sites.
• Travel on short notice and possibly for extended periods of times. Provide coverage over critical conversion weekends and customer go-live launches.
• Other duties and special projects as requested.


 

What Experience and Education You Need :

• Degree in Construction Management, Mechanical Engineering, or related field or engineering discipline preferred or equivalent work experience
• 4-10 years of demonstrated Project Management experience; facility construction experience and/or refrigeration a plus
• 5-10 years of demonstrated maintenance and operational experience.• Cold Storage warehouse operations management experience preferred
• Successful track record managing multiple high priority capital investments and customer implementations, using project/program management methods and tools
• Strong knowledge of Microsoft applications to include Project, Excel, Word, PowerPoint, Visio and SharePoint. Also working knowledge of Oracle P6 and varying construction processes to monitor progress and performance of the contractors. 

• Possess working knowledge of critical path scheduling techniques

• Must be able to travel at an estimated     80 – 90% of the time to support projects
• Extended travel including weekends may be required during critical times such as facility launches and critical path activities.

Physical Requirements:

• Requires the ability to sit for long periods of time, with frequent interruptions
• Requires several hours per day of sitting, getting up and down from chairs, and reaching, or bending
• Requires manual dexterity with normal hand and finger movements for typical office work
• Talking, hearing, and seeing are important elements of completing assigned tasks

• May required to visit facility operations in temperatures at or below freezing
• May carry loads related to travel and occasionally lifts, carries, positions, or moves objects weighing up to 20 pounds
• Requires the use of various electronic tools
• Requires the ability to relate to others beyond giving and receiving instructions: must partner with colleagues without exhibiting behavioral extremes
• Requires the performance of work activities including reasoning, negotiating, instructing, persuading, or speaking with others; and respond appropriately to constructive feedback from executive management
